Buying a new construction home is a little different from buying a resale. Instead of one seller and one listing agent, three parties share the work: one owns the community and holds your contract, one guides you through the purchase, and one builds the house. Knowing which is which makes the whole process easier — especially when you have a question and want to reach the right person the first time.

Here is how responsibilities divide at Vista Montaire, from the day you reserve a lot to the months after you move in.

The Three Parties Behind Every Vista Montaire Home

  • The Seller — Vista Montaire, LLC. Your purchase contract and deposit are directly with the Seller.
  • The Sales Team — RESCO. Real Estate Supply Co. represents the Seller from start to finish. RESCO handles your reservation, contract appointment, design coordination, and escrow.
  • The Builder — S&S Homes. The builder is exclusively responsible for constructing your home, and after close of escrow provides a 12-month fit and finish warranty.

A simple way to remember it: the Seller is who you buy from, RESCO is who you work with day to day, and the builder is who builds your home and stands behind it afterward.

Reserving a Lot and Signing Your Contract

The process starts with a floor plan and a homesite. You can browse our floor plans online, then schedule an appointment with a RESCO sales agent to reserve your lot. Your agent walks you through the deposit requirements and timeline; the reservation and deposit are made directly with the Seller.

Within one to two weeks, you obtain a prequalification letter from one of the preferred lenders and return for your contract appointment. Conventional, FHA, and VA loans are all accepted, and because the home is sold complete, standard mortgage financing applies — you do not need a separate construction loan.

Do you need your own real estate agent? No, but you are welcome to bring one. Your agent works directly with RESCO.

From Contract to Trench Date

Once your contract is signed, the Seller coordinates with the builder to schedule your trench date — the day ground work begins. That typically happens within a few weeks. From trench date, construction takes about six months to complete.

Design Appointments: Who Runs Them, and When Choices Close

Within a few weeks of construction starting, RESCO coordinates two design appointments, where you select cabinets, countertops, finishes, and more. These appointments also clarify exactly what is included with your plan and what is an available upgrade.

The timing of those decisions is set by the construction schedule. The builder sets upgrade cutoff dates based on how far along your home is, since some selections have to be locked in before the crews reach that stage. Want to change a selection after you sign? Send the request through RESCO, who will confirm whether it is still possible based on the builder’s cutoff dates. Structural changes to a floor plan follow a similar path: you submit the request through RESCO, RESCO obtains approval and pricing from the Seller, and the builder carries out the approved change.

During Construction: Frame Walk, Progress, and Questions

About eight weeks into construction, RESCO schedules a frame walk with the builder. It is your chance to see the structure before the walls are closed, check structural details, and meet the team building your home. It also serves as a structured quality-control checkpoint.

Around the four-month mark — usually about when cabinets are being installed — an appraisal is ordered for your loan.

Between milestones, you can follow along through the S&S Homes app, which shows build status, your design selections, and a way to message the team. If a question comes up, RESCO remains a point of contact throughout.

What if there is a construction delay? The builder is exclusively responsible for construction and its schedule. You are welcome to raise questions with RESCO, who will follow up with the builder on your behalf.

Closing Escrow and the Warranty Handoff

When your home is complete, RESCO coordinates a home orientation walkthrough with your builder customer service representative. RESCO then helps coordinate close of escrow with the Seller.

Once escrow closes, the Seller hands off the warranty program to the builder, and your 12-month fit and finish warranty begins. From that point on, warranty requests go directly to the builder’s customer service team.
